Marissa is my friend. Our kids went to preschool together. We are both single moms. Marissa reached out to me a little over a month ago and vocalized her desire to purchase a home, but was almost certain she couldn't afford it. I suggested she reach out to one of my amazing lenders to just see. It turns out, she COULD afford it. But even though she could, she was in no rush, she said probably 6 months out, at least.
This was another transaction that didn't go the way the buyer said it would. What is that saying, "Buyers are liars?" Haha. :) Marissa got preapproved and we started looking (just to get a feel for the market). We looked at a handful of properties, and then...she found the one.

She found the one she couldn't stop thinking about. It checked most of the boxes. She wasn't expecting to find something so fast, but when you know, you know! She decided she wanted to move forward, so she made an offer and her offer was accepted! All of this, from start to finish (and when I say start, I mean when Marissa reached out to me and said, "I want to buy but I don't think I can afford it)), took less than 30 days! So much for, "I'll buy in 6 months."
This goes to show that as a Realtor, I need to be ready for anything. I need to be flexible. I need to encourage my clients to be flexible. And when I say buyers are liars, it's not in a negative way, it is just to say that buyers think they know what they want, but once they actually start the process, things can change. Drastically, sometimes.
Marissa is happy. Her kids are happy. I am happy for her. And I love that she is just down the street from us now, so hopefully we will see more of her and her kids!
Congratulations, Marissa!
